Q:  What's the difference between townhomes and condos?
 
A:  Sometimes they are the same thing, especially in Bountiful Utah. Often, people will call twin-homes; two houses built together on one building lot, townhomes, but they are different.

Townhomes, also called townhouses, (sometimes they are spelled "town homes" and "town houses"), is a real estate project with many homes designed similarly. When you pay a common "association fee" to keep up the grounds and other amenities such as swimming pools, they almost always are also considered condominiums as well.
 



Q: 

Are Single-family homes better than Town Houses or Condos? What's the risk involved in buying either a condo or townhome in comparison to regular house?
 
A:  As far as appreciation values, traditionally single-family homes, "regular houses", have gone up in appreciation dollar-for-dollar better than either condominiums or townhomes.

Interestingly, the appreciation of townhomes and condos have done almost as well as the single family units in the Bountiful area in current years. It could be because Bountiful attracts many first time home buyers that want "status" locations and more mature home buyers that enjoy the simple life of condominiums.

Even thought appreciation values for condo's and townhomes are not quite up to the same levels of appreciation as single family homes, the difference seems to be quite negligible mainly because both condos and townhomes are a fairly good selling real estate product in the Bountiful neighborhoods.

Certainly, you will still do your research, or have Doyle do it for you, to ensure that you are purchasing the real estate at a price that is competitive. You surely don't want to overpay for what you get with any investment. That being said, purchasing a condo or townhome as just as safe as purchasing any real estate. Buy smart.

A:  The Bountiful area is not loaded with townhouses or condominiums in comparison to other parts of the country but there are some. s smoking allowed in condos?
 
A:  Board of directors voted in by condo members, often called the Condo Association, can ban smoking when the city allows it, Bountiful does, and if there are common spaces such as hallways or rec rooms.

In Bountiful Utah, outdoor spaces are not banned from smoking.
 



Q: 

How do I find out about the condo association laws?
 
A:  The rules and regulations and condo terms and conditions are available through the county but you want to be sure to get the latest version with the latest amendments and addendums. If you're serious about buying a condo be sure to have your Realtor get you the latest copy and examine it carefully before you purchase.

Also, why not talk to the neighbors. Though that's always a good idea to do matter where you purchase real estate, a condo is even more so. Find out what kind of reputation the condo association has with it's subjects. After all, it is a mini government; some are better than others. Ask around.

One more thing, check the financial condition of the association. Yes, the grounds may be kept up well and the HOA fees may be reasonable but is the association running in the red? That can mean that the Home Owner Association fees could be going up drastically before long.
